We've compiled answers to the most common inquiries we receive about our co-hosting services. Our goal is to ensure you have all the information you need for a seamless onboarding experience.

  • Short-term rental investing is not passive. It's often said that it's 20x more work to manage a short-term rental than a long-term rental.

     

    Whether this is a second home for your family or strictly an investment property that produces an income stream, homes need care and attention. Working with a professional will give you peace of mind that everything will be cared for and ready when you or your guests come visit.

  • We believe in simple and transparent pricing.

     

    1) Set-up Fee (typically $1500-3000): This covers all the upfront work required to get a property prepped and ready for optimal performance. This may include travel, physical space prep, coordinating professional photography and video content, listing creation, direct booking set up, social media setup, ad preparation, etc.

     

     

    2) Booking Management Fee (25% of gross rental income): We only make money when you make money which is a great model because it jointly incentivizes us to help the rental property succeed. We will track booking revenue and invoice you once per month.

     

     

    3) Monthly Service Fee ($125 per month): This fee is for a variety of standard services we provide clients (even if the property is unavailable to guests during an owner visit). It covers things like smart locks, security cameras, noise monitors, dynamic pricing software, cleaning and maintenance scheduling, and property management software, among others.

  • Yes, most contracts have an end or cancel clause. We can look at that with you and strategize the best way to end your current contract with the least hassle and lost revenue.

  • We primarily focus on the Central Virginia & Shenandoah market, but we also manage rentals in other parts of the country. No matter where you are investing, we have the tools and expertise to advise you on how to maximize your rental revenue.

  • No, our partnership agreement has no term length. The relationship can be ended by either party with a written 30-day notice.

  • If you do not already have a team, we will advertise locally for cleaners and home maintenance professionals with experience in short-term rentals. We contact the applicants, conduct the interviews, and hire them on your behalf (you are welcome to be involved in this or leave it to us). We have systems and processes in place for managing these support teams to ensure high-quality work.

  • This is up to the owners. In properties we own, we allow pets and have processes and resources in place to handle pet-specific issues, including arrangements with cleaners. When we perform our property analysis for you, we will look at the market and the property characteristics and advise you whether it's a good idea to allow pets.

  • We will inventory and manage them for you, so this is not something you need to think about.

  • If you'd like, we can create and manage a direct booking site which can be a great way to reduce fees and maximize ROI on off-platform marketing.
